CENTURY 21 Prestige Realty is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary duty or agency responsibility to applicant. All Federal, State and Local laws are followed and each application is processed without regard to race, color, religion, sex, handicap, familial status or national origin of applicant.

Applications are accepted on a first come/first-served basis. All adults that will be residing in the property, 18 years of age or older must complete a separate application & pay the $40.00 non-refundable application fee. Each application must be complete, signed and fee paid before being processed. Applications are processed in order received. Back up applications will continue to be accepted until the approved applicant has signed the lease, paid the security deposit & 1st months’ rent. All information on the application is subject to verification. Only 2 occupants per bedroom are allowed.
 

RENTAL HISTORY: Applicant must have good rental reference for 12 months or more unless applicant has just sold their home or completed military duty. Application may be denied for evictions, refusal to re-rent by a previous landlord or balance still owed to a previous landlord.
 

INCOME: Application may be denied unless verifiable household income is 3 times the rent rate or more. To be considered income, applicant must provide verification of SSI or child support. Unemployment will not be considered income. 1 months’ worth of proof of income must be provided. If applicant is self-employed, income must be verified with 12 months of bank statements and tax returns.
 

CRIMINAL: Application may be denied for any recent activity appearing on the background report involving assault, manufacturing, distribution of illegal substances, theft or violence. Any applicant with a felony conviction will be decided on by our Review Board. Applicant must provide as much documentation needed for the Review Board and be willing to submit to an in-person interview before acceptance or denial is given.
 

CREDIT: All information on the credit report is subject to verification, including previous addresses & employment. Application will be denied for unpaid collections or judgements for past rentals. Applicants with active bankruptcy will be denied. Upon vacating from CENTURY 21 Prestige Realty, the applicant allows CENTURY 21 Prestige Realty to conduct a credit check if the tenant fails to uphold the terms of the lease agreement.
 

PETS, SERVICE & THERAPY ANIMALS: If the property owner allows pets on the property, the applicant will pay a 1-time non-refundable pet fee per pet before the animal is brought onto the property. Having an animal without permission may result in eviction. Applicant will be liable for any damages done by animal. WE DO NOT WAIVE PET FEES. If animal is for service or therapy, no fee is charged. All applicants must complete a pet profile at https://century21prestigerealty.petscreening.com for all animals.
 

SECURITY DEPOSIT: The security deposit must be paid in full by certified funds. We do not accept partial payments or arrangements on deposits. We will continue to accept back-up applications until the security deposit is paid. Security deposits are not refunded unless Tenant completes the term of the lease agreement. We reserve the right to require a higher security deposit.
